Last year the Tauranga City Council released its Proposed City Plan, which contains a new set of rules that control how properties can be developed and subdivided. Hearings are currently underway so that parties who lodged submissions on the Plan can present their case to Councilors’.
Due to recent changes to the Resource Management Act, the bulk of the rules contained within the Proposed City Plan do not come into force until the Council completes the hearings and publicly notifies its decisions (expected late 2010). This means that the old set of rules remain in force at this time.
Some key changes in the Proposed City Plan for the residential zone include:
- The introduction of a 45% site coverage limitation
- The requirement for an outdoor living area of 50m² to be provided for each dwelling
- The minimum site area required for subdivision or building a house will be 325m² nett (rights of way and access lots excluded)
- Amendments to the coastal hazard erosion risk areas between Mount Maunganui and the southern end of Papamoa
